- 1. Staging allows potential buyers to picture themselves living in the home and how their furnishings, personal items and lifestyle will fit into the home. Staging a home is another tool available in marketing your home and may increase the selling price and assist in a faster sale. The goal of staging is make your home look lived in, while at the same time de–personalizing it and showing it at its best.
- 2. First and foremost, all rooms in the home must be de–cluttered, organized and cleaned. Remove as many personal items as possible, including family photos, certificates, trophies and souvenirs. This will allow potential buyers to visualize their personal items in the space rather than yours.
- 3. Thoroughly go over your home as if you were an inspector and repair any cracks, nail pops or other issues that you find. If your walls are not in good repair already, a fresh coat of paint in a neutral colour is a good idea.
- 4. Kitchens and bathrooms are often the largest selling point in a home because they are the most expensive to renovate. Keep counter tops clear, clean and as bare as possible. Organize cupboards and remove unnecessary small appliances, food and dishware to help them look as spacious as possible.
- 5. Ensure that all rooms are well lighted. Make the space bright and inviting. Avoid the use of harsh overhead fluorescent lighting and utilize lamps and higher wattage bulbs to brighten rooms up. Open drapes to allow as much natural light as possible.
- 6. Pay attention to the senses including smell and touch. A pot of coffee, plate of freshly baked cookies or some newly cut flowers from the garden are all inviting. A soft couch and dust free surfaces are pleasing to touch. Staging should be done to both the interior as well as the exterior of the home.
